Sales fees
The figures below are illustrative starter fees. Replace each line with your agency's confirmed pricing before launch.
Sole agency: 1.2% inc. VAT, no sale no fee.
Multi-agency: 1.8% inc. VAT, no sale no fee.
EPC arranged on your behalf: £120 inc. VAT.
Premium marketing add-on (video tour + drone footage + featured listing): £450 inc. VAT, added to the agency fee on completion.
Lettings fees
The figures below are illustrative starter fees. Replace each line with your agency's confirmed pricing before launch.
Tenant Find: 8% of first year's rent + VAT.
Rent Collect: 10% of monthly rent + VAT.
Full Management: 12% of monthly rent + VAT.
Set-up fees (per tenancy): £300 + VAT for tenancy drafting, referencing, deposit registration and prescribed information.
Tenants pay only the legally-permitted fees: holding deposit (1 week's rent), tenancy deposit (5 weeks'), and rent in advance. No admin fees, no check-in fees, no inventory fees.
Common questions
Do you charge tenants admin fees? +
No — by law (Tenant Fees Act 2019) and as a matter of principle, we don't charge tenants anything beyond the permitted payments listed above.
What if my property doesn't sell? +
Sole agency is no-sale-no-fee. You only pay our agency fee on completion.
Can I switch lettings tier mid-tenancy? +
Yes — you can upgrade from Tenant Find to Rent Collect or Full Management at any point. The new tier applies from the next rent collection.
