Search current homes online, save your favourites, and get an alert when something matching your criteria comes up. Each listing tells you exactly what's included — bills, pets, parking, the things that actually matter.

Book a viewing
View in person — evenings and Saturdays included. Bring questions: ask about damp, run the taps, check the boiler, open every window. We'll never rush you.

Offer & reference
A holding deposit (the legal cap is one week's rent) takes the property off the market. Referencing — credit, employer, previous landlord, Right to Rent — usually takes about a week. We'll keep you posted as it runs.

Sign your tenancy
We walk you through the agreement before you sign. Your deposit goes into a government-approved scheme inside the legal window, and you receive the How to Rent guide and the gas safety certificate.

Move-in day
Keys in hand, an inventory completed by an independent clerk, and smoke and CO alarms tested with you present. We walk the property together so anything that needs flagging gets logged on day one.

What you actually pay
Holding deposit (the legal cap is one week's rent), tenancy deposit (within the legal cap), first month's rent. That's the whole list. Admin fees, referencing fees, check-in fees, inventory fees, contract drafting fees, renewal fees — all illegal. We don't charge them. Ever.

Any rent increase needs proper written notice and a fair, evidence-based reason — what comparable homes nearby are actually letting for. You can challenge an unreasonable increase. No silent rises, no surprises on a Monday morning.

Periodic tenancies
Under current rental law all tenancies are periodic — no fixed term locking you in. You give one month's notice to leave when you want to. The landlord can only end the tenancy on a Section 8 ground (rent arrears, sale, family move-in, anti-social behaviour and so on) with the correct notice.

Pets, sensibly
Some properties welcome pets, some don't — every listing says clearly. Where pets are allowed, the deposit may sit slightly higher within the legal cap. We never charge extra rent for pets.

Our landlords are members of the landlord ombudsman scheme, and we keep the required landlord-database details current on every property. If something goes wrong and we can't put it right, you've got a clear, free route to escalate.

Can I be evicted without warning? +
No. Under current rental law the landlord needs a Section 8 ground (rent arrears, sale, family move-in, anti-social behaviour, and so on) and must serve the correct notice. The old no-fault route doesn't exist any more.
Are pets allowed? +
Depends on the property — each listing says clearly. Where pets are welcome, the deposit may sit slightly higher within the legal cap. We never charge extra rent for pets.
How long is the tenancy? +
Every tenancy is periodic — there's no fixed term locking you in. In practice, well-run tenancies tend to run for years before either side moves on, but you're never trapped.
What notice do I give to move out? +
One month, in writing. You don't owe rent past the notice end date. We'll inspect the property with you on the way out so any deposit deductions are agreed before you hand back the keys — no end-of-tenancy surprises.
How do I get my deposit back? +
If the home is in the same condition as the move-in inventory — fair wear and tear aside — you get the full amount back. If we disagree, the deposit scheme's free adjudication service decides. Most refunds are processed within ten working days of check-out.
