How we handle the compliance
Every certificate, every legal step, every deadline — sorted before you have to think about it.

Gas safety
An annual Gas Safe inspection before every new tenancy and once a year thereafter. We book the engineer, supervise access, and file the certificate. You get a copy the same day.

Electrical safety (EICR)
A full fixed-wiring inspection every five years by a registered electrician. We schedule it, walk through any remedial works with you, and sign the certificate off into the file.

Energy efficiency (EPC)
Every let property needs a valid EPC, and minimum energy standards now bite at the bottom of the band scale. We track every expiry date and flag the upgrades that will move the rating before they become urgent.

Right to Rent checks
Every adult occupier ID-checked before move-in. We collect originals, take certified copies, and diarise follow-ups for time-limited statuses. The full audit trail stays on file.

Deposit protection
Every deposit lodged with a government-approved scheme inside the 30-day window, with prescribed information served on the tenant the same week. No exceptions — the penalties for slipping this are severe.

How much rent could I achieve?

What kind of tenant do you market to?
Working professionals, families, and post-graduate students — depending on the property. We reference every applicant on credit, employment, previous landlord, and Right to Rent, and we'd rather take an extra week to find the right person than rush a marginal applicant.
How quickly will my property let?
Eleven days is our average from instruction to signed tenancy. Well-presented properties at the right rent often have offers within the first weekend; over-priced or under-prepared homes take longer and usually end up letting for less.
Do you reference tenants?
Yes — credit, employer, previous landlord and Right to Rent on every tenancy. Full report shared with you before we recommend an applicant.
Where does the deposit sit?
All deposits are protected with a government-approved scheme inside the 30-day window, with prescribed information served on the tenant the same week.
What if there's a repair?
Tenants can report repairs 24/7 via the Voza widget. Our property team responds the same working day; emergencies within 4 hours.
What happens if the tenant stops paying?
On Rent Collect and Full Management we chase arrears from day one and keep you informed. Most resolve themselves inside a fortnight; for the few that don't we'll walk you through the formal notice and Section 8 process, and recommend a specialist solicitor if it gets that far.
What is a periodic tenancy and how does that affect me?
Under current rental law all tenancies are periodic — there's no fixed term. The tenant gives two months' notice; you regain possession by serving a Section 8 ground (rent arrears, anti-social behaviour, intention to sell or move family in, and so on). In practice, well-run tenancies tend to run for years before either side moves on.
Do I need to be UK-resident?
No — but if you're a non-resident landlord, we'll deduct basic-rate tax from your rent and remit it to HMRC unless you have an NRL1 approval in place. We handle the paperwork either way.
