03Register for property alerts

05Conveyancing
Searches, survey, enquiries, contracts. Several weeks of solicitor work between accepted offer and exchange. We chase weekly so it doesn't drift.

06Exchange & complete
Exchange locks the deal in; completion is moving day. Usually one to four weeks between the two. Keys handed over at noon.

Buyer FAQs
How much deposit do I need? +
Typically 5–10% for first-time buyers, more for movers. Speak to a mortgage broker for an exact figure based on the home you're after and your circumstances.
Do I need an Agreement in Principle before I view? +
Not strictly — but you'll move much faster when you find the right home. Sellers (and we) take offers with an AiP attached far more seriously, especially on a competitive listing.
What surveys do I need? +
A RICS HomeBuyer Report is fine for most modern and Edwardian/Victorian homes in decent condition. Go for a full structural survey if the property is pre-1900, has unusual construction, or anything caught your eye on viewings that you want a professional to check.
What should I budget for Stamp Duty Land Tax? +
Stamp Duty depends on whether you're a first-time buyer, mover, or buying an additional property — and how the home is priced relative to current bands. The HMRC calculator gives an exact figure for your situation. We'll happily walk through realistic numbers with you at the offer stage.
What is gazumping and can it happen to me? +
Until contracts are exchanged, the seller can accept a higher offer from a different buyer — that's gazumping. It's legal, but uncommon when an agent communicates honestly with both sides. We stay in touch with every prospective buyer through conveyancing, so if interest re-emerges we tell you straight rather than letting it become a surprise at week eight.
Can the sale fall through before exchange? +
Until contracts exchange, either side can walk away. Around one in three sales fall through nationally — far fewer with us, because we vet chains carefully and chase solicitors weekly. We'd rather lose a deal at offer than at week ten.
