Selling FAQs
How long does a sale usually take? +
Twelve to eighteen weeks from listing to completion is a sensible expectation. A well-priced home with strong photography often goes to offer inside the first two weeks; the bulk of the timeline is solicitors and chain coordination.
What if I'm not ready to sell yet? +
A free valuation is a useful benchmark even if you're 6–12 months away. No pressure to instruct, and we'll happily check in nearer the time if it helps.
Sole or multi-agent — which do you recommend? +
Sole agency, in almost every case. With sole agency you get one team who knows your home, one consistent story to buyers, and a fee that reflects committed work. Multi-agency sounds like more reach, but in practice it pits agents against one another — which tends to push prices down rather than up — and the fee climbs to cover the risk. If your situation is genuinely the exception, we'll tell you.
Should I list at a higher price and reduce later? +
The temptation is always to test a higher number and reduce later. The data is clear that this costs you money. Homes priced correctly from day one sell, on average, for a higher final figure than homes that are reduced — because the first two weeks of marketing generate the most buyer interest, and a reduction signals to that pool that the original price was wrong. We'd rather quote you a realistic figure on the first visit and stick to it.
Do I need to do anything to the home before marketing? +
Declutter, deep clean, and fix anything that catches the eye on first impression — a broken bulb, a scuffed door frame, an overflowing recycling bin in the photo. Don't over-invest in major works; they rarely return their cost in twelve weeks. We'll walk through it on the valuation visit.
Can I market while I'm still living in the home? +
Yes — most sellers do. We give 24 hours' notice on viewings and try to bunch them into half-day slots so your week isn't constantly interrupted.
What happens if my home doesn't sell? +
We sit down and talk through why. Usually it's one of three things: the price needs a sensible adjustment, the marketing isn't pulling its weight, or the market is genuinely quiet. We'll suggest a clear plan — and if you'd rather take the home off the market, there's no penalty. Our contracts are written so you're never locked in.
What happens if the sale falls through? +
We re-launch within 48 hours, usually back on portals as 'price reduced' or 'back on market — price held' depending on circumstances. Most fall-throughs are buyer-side (mortgage offer issues, change of circumstances) and the home itself is unaffected. We've usually got back-up offers we can revisit.
Do I need an EPC? +
Yes — by law every property needs a valid EPC before marketing. We arrange this for you.
