The challenge.

In 2023 we were appointed sole agents on this permitted development of 45 apartments. The apartments were all brand new and fitted to a good specification throughout. Due to internal constraints these were one-bathroom apartments and offered limited storage. We shared comparable letting data with the landlord. As the units were brand new, our client wanted to seek a higher rental than other similar apartments within the area.

Our solution.

We firstly decided to discuss show-units with the landlord, as this would show potential applicants how the space could work, even with the limited storage. They agreed and the dressed apartments helped us generate substantial interest. To overcome the challenge of the higher rental prices, we targeted our marketing to London based commuters. By offering our apartments as a cost effective alternative to living in the City, we were able to achieve the rental prices the landlord had hoped for.

The result.

After overcoming the challenges these units presented, we successfully let all 45 apartments, for a minimum of 12 months. Many occupiers have now happily renewed the tenancies and the building has run at 100% occupancy since PC.
